First American Financial (FAF) reported Q2 2026 results showing a 3% decline in residential closed orders as elevated mortgage rates continue to weigh on housing activity. Purchase revenues in the residential title segment rose just 2%, underscoring persistent weakness in the company's core business line.
The commercial title business delivered a sharp contrast, with revenues surging 34% year-over-year. That strength, combined with what the company described as robust investment performance, helped offset the residential drag. The divergence highlights FAF's exposure to two distinct rate-sensitive cycles—residential purchase activity remains frozen while commercial real estate transactions accelerate.
Zacks Investment Research noted that lower mortgage rates would act as a key catalyst for improved housing activity and earnings growth at FAF. The company's residential title revenues are directly tied to purchase and refinance volumes, both of which remain suppressed in the current rate environment.
